Our Home Purchase Program is designed to make homeownership attainable for families with limited income while also strengthening local communities.


What Is the Habitat MontDelco Home Purchase Program?


Since 1989, Habitat MontDelco has built and sold affordable homes to eligible buyers in Montgomery and Delaware Counties. The program targets households earning 30% to 80% of the Area Median Income (AMI), as defined by HUD. Through Habitat’s unique model, buyers receive 0% interest mortgages, ensuring that no more than 30% of their gross income goes toward housing costs, including property taxes and insurance.


How Habitat Ensures Affordability

Habitat MontDelco uses a two-part mortgage structure:


  • A 30-year, 0% interest conventional mortgage paid monthly.

  • A “silent” mortgage covering the difference between the conventional loan and the home’s appraised value.


This approach ensures that the sale is recorded at full market value, helping stabilize neighborhood property values while keeping monthly payments affordable.


Who Qualifies for a Habitat Home?


To be eligible, applicants must:


  • Live or work in Montgomery or Delaware County for at least one year.

  • Earn between 30% and 80% of AMI.

  • Demonstrate housing need, such as overcrowding, unsafe conditions, or cost burden.

  • Contribute up to 400 Partnership Hours, including volunteering and attending educational workshops.

  • Agree to program terms, including media participation and equity share agreements.


You don’t need to be a first-time homebuyer, but current homeowners may not be eligible.


What to Expect After Approval


Approved applicants can expect:


  • A 6–12 month build timeline, depending on the number of units.

  • Educational workshops on homeownership and maintenance.

  • Ongoing volunteer participation in Habitat projects and events.
