This is our gathering place. We are a close-knit family and I love that I have a big backyard for my grandchildren to play in. I earned my master’s degree in 2020, and my daughter earned hers in 2022.” “I was living in a small two-bedroom apartment with my four children. The apartment was overcrowded, and the rent was increasing every year. It caused a strain on my finances; most of my monthly income was spent on rent. I was desperate to find a larger affordable home for my family but realized that I wouldn’t be able to purchase the traditional way as mortgages were not affordable. I felt hopeless.” She decided to take a leap of faith and apply for a Habitat home. "I was not convinced that Habitat for Humanity was a legitimate organization that partnered with families to build affordable homes. I thought it was too good to be true." However, after attending an orientation and a financial literacy program, her perspective began to shift. "Habitat does not hand people homes; you must be willing to partner with them to help yourself buy a home," she explains. "I had to participate in 400 hours of sweat equity. I helped build affordable housing for other families, particularly on a build site in Bridgeport, PA. I was painting, hanging drywall, and even helped dig a ditch." ADAPTIVE LIVING INITIATIVES PROGRAM Advancing Our Approach to Accessibility Habitat MontDelco's ALI program helps make homes more accessible for people in Montgomery and Delaware Counties, PA. It focuses on identifying and fixing home accessibility issues and important repairs for qualifying clients. A key part of the program is that Occupational Therapists (OTs) work with clients (and caregivers, if needed) to determine mobility challenges, goals, and solutions to be addressed by Habitat. After nearly 10 years of doing home repairs, Habitat MontDelco saw a big need for a program that connects health and housing, especially for older adults who want to stay in their homes and for people with disabilities. The ALI program was created to meet that need, focusing on helping people with daily activities, preventing falls, and making them feel safer and more confident in their homes. The program includes surveys at the start and after services. The client, caregiver (if needed), and the OT all participate. These surveys help everyone understand the client’s needs and challenges, so the OT and Habitat can plan the right changes for the home. Activities of Daily Living (ADLs) refer to a person’s daily self-care activities. Health professionals often use a person's ability to perform ADLs to assess their level of independence. The ALI program measures these skills through a survey, which helps Habitat’s ALI Program partners create a personalized plan to support you at home. How Do I Apply? To receive an application, you must submit an inquiry with the program. Submitting an inquiry registers you in our inquiry database and when we have funding that matches your home's needs, Habitat MontDelco will send you an application. Please note: this program typically has a waiting period. No homeowner will be forwarded an application on the spot. Please also be aware that if your home is currently NOT insured you are not eligible for this program. There are no exceptions to this policy. Only households in our inquiry database will receive applications. Funding for all of our owner-occupied programming comes from various sources, each will specific rules about how, where, and for whom (such as older adults, veterans, etc) the funds can be used. SUBMIT AN INQUIRY How Can the Program Help? Habitat MontDelco’s Home Repair program is a construction-based resource aimed at identifying and addressing health, safety, and accessibility-related needs in eligible homes. The goal of this program is to provide owner-occupied homes with a safe, healthy, and accessible environment. Funding for our repair program comes from several different sources, and many of those funding sources operate on their own timelines and terms. This means that not every home, or homeowner, will qualify outright simply because there is funding available. For example, some of our funds may be geographically specific, some may be specific to Veteran households, Senior households, etc. Some may be restricted by project type (ie. only for roofing, or only for accessibility, etc.) How do I Know If I Might Qualify? An additional component of determining a home’s eligibility is a home visit to assess the home’s suitability for Habitat MontDelco’s program capabilities. During this visit, we will need to access key areas in your home to perform these services. If we cannot safely access these areas due to significant clutter in your home or other reasons, you may be limited to receiving exterior services or denied by policy. This determination is made on a case-by-case basis. ***Please note that some homes, dependent on the funding source anticipated, will be subject to additional levels of review and qualification such as lead testing, and environmental review*** To be considered eligible, applicant(s): Must be unable to perform repairs themselves and/or be unable to pay someone to do the repairs. Must be willing to partner with HFHMontDelco by upholding the terms of the program agreement with HFHMontDelco, and being responsive, helpful, and hospitable. Must be a Montgomery Co. or Delaware Co. homeowner and currently reside in the home. The homeowner must have lived in the home for a minimum of one year before applying. Homeowner must plan on living in the home for a minimum of two years after work is completed- **This may vary depending on funding sources utilized for repairs. Have a current homeowner’s insurance policy in place for the home. May need to verify that they are current on Property Taxes and/or Mortgage payments. ***This is dependent on funding sources anticipated for repairs*** Have a total gross household income below the levels listed in this chart: How Does it All Work? HOMEOWNERS must submit an inquiry to receive an application at a time when funding is available. If you have not already done so, please find the link to the inquiry form below. Habitat will notify you by mail, with an application, when applicable funding is available based on your described home repair needs and demographic information as it relates to grant restrictions. (At times we will receive grants specifically for certain purposes, and/or certain groups, such as seniors and veterans, etc.) HOMEOWNERS will complete the application within the deadline indicated, and submit to Habitatwith the required documentation, OR contact Habitat for an extension on the application before that deadline. Habitat will review applications, conduct a home visit, and verify eligibility based on program capabilities and needs of the home. A final determination for program approval will be made. **In some cases, dependent on the funding source, program approval will be contingent on some additional factors as well.** HOMEOWNERS will be notified of a decision on program approval, or denial. If approved, you will receive a list of services Habitat intends to gather estimates for, from program contractors. Contractors will schedule directly with the homeowners for this step. Habitat will collect estimates from contractors and determine which services, if any, fall within funding/program capabilities, budget, timeline, etc., and will produce an agreement for services to be provided outlining the scope of work and program conduct expectations. HOMEOWNERS will sign an agreement for conduct and liability, which includes the proposed scope of work for the home, and work will commence in the order in which agreements are received. Habitat will, upon the completion of work, collect completion photos and verifications from both the contractor(s) and homeowner, and close the project out with paperwork documenting what work was completed in the home, as well as warranty information. HOME PURCHASE PROGRAM Building Bright Futures Home Purchase Program Since 1989 Habitat for Humanity of Montgomery and Delaware Counties has developed and sold newly constructed and rehabilitated homes to applicants who live or work in Montgomery or Delaware Counties and earn between 30% and 80% of the area median income as determined by the US Department of Housing and Urban Development. Through Habitat MontDelco Home Purchase Program, qualified homebuyers purchase homes under our affordable lending model, resulting in increased access to homeownership opportunities for historically disinvested communities. Home Purchase Inquiry Virtual Information Session So how does the Home Purchase Program Work? What is a Habitat Mortgage? Habitat MontDelco believes that homeownership should be affordable and attainable. We ensure affordability by providing 0% interest mortgages with an overall housing cost capped at 30% of the borrower’s gross annual income at the time of qualifying. This means that mortgage principal, property taxes, and insurance are all folded into an affordable monthly payment for the buyer, capped at 30% of their gross annual income at time of qualifying. Habitat is sensitive to how affordable home purchases can impact local property values. To stabilize local property values, Habitat MontDelco mortgages are typically structured in two parts: The first is 30-year 0% interest conventional mortgage loan, which is paid each month. The second part is an additional mortgage on the back end which secures the difference in value between the first conventional mortgage and the appraised value of the home, ensuring two things: The sale of each Habitat home is recorded as a full appraised value sale, thus stabilizing home values in the communities where we build and rehabilitate. The homebuyer is never housing-cost burdened by a Habitat home mortgage. How Can I Qualify for Home Purchase? General parameters for Home Purchase Program eligibility typically include, but are not limited to: You must have lived or worked in either Montgomery or Delaware County for at least one year prior to applying. You must be willing to contribute Partnership Hours , based on family size, to be spent on the construction site and in educational workshops, among other activities. You must be able to provide Proof of Citizenship or Permanent US Residency (see additional details page for more info) You don’t have to be a first-time homebuyer , but if you already own a home at the time of application, you may not qualify. You must have an annual household income between 30% to 80% of the AMI (Area Median Income) as determined by HUD. You must be willing to partner and agree to Habitat MontDelco's Program terms including but not limited to Partnership Hours Policy, Media and Marketing Policy, Equity Share Agreement, Partnership Agreement Terms, etc. Reference the chart below for Habitat’s income guidelines: You must have demonstrable housing need, which can be defined as any of the following: Cost burden : Applicant(s) are paying more than 30% of their monthly gross income towards housing including rent payments and utilities. DELAWARE COUNTY WHOLE HOME REPAIR PROGRAM Home Preservation is Community Preservation Whole Home Repair Program In July of 2022, The PA Whole Home Repairs bill, (SB-1135), was signed into law. The bill appropriates $125M for use across the state toward the preservation of affordable housing and workforce development initiatives. In August of 2023, Habitat MontDelco was selected as the Whole Home Repair Program (WHRP) administrator on behalf of Delaware County. The program is a construction-based resource, that provides income-qualified homeowners with necessary health, safety, and accessibility-related home repairs, and modifications up to $50k per home. Through this program, Habitat MontDelco aims to stabilize communities, address Delaware County’s aging housing stock, preserve naturally occurring affordable homeownership, and prevent qualifying homeowners from being displaced due to deferred and cost-prohibitive home repair and maintenance. Delaware County Council unanimously approved an additional $2,730,124 in funding from the American Rescue Plan Act (ARPA) on August 2, 2023, to support the program. The County’s commitment enables the program to serve a minimum of 120 homeowners and ensures the administration costs associated with the program are met. **The WHRP is not designed to be an emergency or crisis-based resource, as it does involve a waiting period. If you are experiencing urgent or imminently dangerous issues within your home, Habitat MontDelco may be able to make a referral to an alternative program, however, we can make no guarantees at the time of initial outreach as to if or when a given home can or will be served by our program or any other. Expectations for Habitat Subcontractors Contractor FAQ Do I need to have construction skills? No, we do not require previous construction experience — just a willingness to work hard, learn, and be flexible. But if you do have construction experience (like carpentry, electrical, dry-walling, etc), we encourage you to utilize it on site with us! Is there a minimum age for volunteering? All construction volunteers must be at least 16 years of age. Youth ages 16 and 17 are not permitted to use power tools or work more than 10 feet off the ground. They must also volunteer with a supervising adult age 21 or older. ReStore volunteers ages 14-15 may do so with a supervising adult age 21 or older. Age 16+ may volunteer independently at our retail stores. All minors must submit parent signature on our waiver form before volunteering. What will I be doing on the construction site? It all depends on the state of construction of the home we are building. You might be doing demolition, hanging drywall, painting or landscaping. You will be trained for the task of the day by our experienced construction team. We work with small groups to assure everyone has a job to do. The most important thing to bring is your flexibility. Though some tasks may seem less glamorous than others, we assure you that all are equally important to the completion of the home. What is the time commitment for construction volunteers? The day begins at 8:30am ending around 3:30pm. We ask volunteers to arrive promptly at 8:30 to review safety instructions. In order for our projects to be successful, we need volunteers to commit to the entire day. What about cancellations for inclement weather? We build rain or shine as long as there is a roof overhead. If weather is extreme and we need to cancel a build day, we will attempt to contact scheduled volunteers via email or phone. If you are unsure of the status or are uncomfortable traveling in bad weather, our construction site supervisor’s cell phone is available in the emails we send with directions and confirming your participation. Don't have a group in mind, but still would like to participate in the 2027 Habitat Mont Delco Women Build? Register as an individual “BuildHer ” ! BuildHers , individual registrants, will be put into teams of up to 10 women. This opportunity provides a unique networking experience with a group of like-minded women passionate about giving back to their local community. BuildHers are required to raise/donate a minimum of $500 by March 18th to participate. Achieve your $500 goal and then join us out on the for the BuildHers build day on March 28. All organizations and individuals will be recognized in the program, in our email newsletter and via the HFHMD social channels (Instagram, Facebook, and LinkedIn). The team and BuildHer that raises the most will be more broadly acknowledged. Round up a group of family members, group members, or friends. Teams will work alongside construction professionals, other volunteers, and future Habitat homeowners. To secure your spot, your team will need to raise $5,000 10 days prior to your build date. For example, if your build date is set for April 15th, you would need to raise your funds by April 5th. A build day typically starts at 9:00 am when the site supervisor gives a safety briefing, describes the objectives for the day, and assigns each volunteer a task. Volunteers are broken into small groups and work closely with a Habitat-skilled volunteer on the task. The day begins to wrap up around 3:00 pm and we finish with a group photo! You must have a team of up to 10 people, and your team is required to collectively meet the $5,000 fundraising goal, in order to participate in a build day in March. You must raise funds 10 days prior to your scheduled build day. Do I need construction experience or expertise? No construction experience is required! We’ll provide all the safety gear, tools, and training you need. Our skilled volunteer Crew Leaders will guide you every step of the way. Is this event for women only? Although this event is designed to encourage women’s empowerment, it is open to all genders. Do I have to join a corporate team to participate in Women Build? No, you do not need to be a part of a corporate team. You can form your own team consisting of family members or friends ages 18+. What happens when someone donates directly to a team’s page? The money donated directly to a team page is reflected in the team page total. It is NOT reflected in any of the individual team members’ totals. If you'd like a donation to be reflected in both your personal total and the team total, please ask the donor to contribute through your personal page. Does Habitat for Humanity give houses away for free? No, Habitat for Humanity does not give houses away for free. Instead, families purchase their homes through affordable, interest-free mortgages. Habitat partners with these families to help them build or improve their homes, and the mortgage payments are reinvested into the program to help more families.
