Focused on improving the sense of community, social cohesion, and collective action, this program strengthens Montgomery and Delaware Counties through sustainable, inclusive quality-of-life initiatives. NEIGHBORHOOD REVITALIZATION Cultivating Resilient Inclusive Communities Neighborhood Revitalization Program The Neighborhood Revitalization (NR) program aims to work with community members, partner resources, community development organizations, and volunteers to identify solutions to the affordable housing crisis. Working together across multiple sectors to dismantle stigmas, break down barriers, and connect people will put us on a unified path toward Quality-of-Life improvements. Focusing on three foundational desired outcomes of the NR program increases perspective and capacity to overcome barriers to sustainable change. Sense of community: Identifying with and feeling connected to my community Social cohesion: Being welcomed and able to engage with my community Collective action My community is working toward sustained and ongoing goals that are representative of the community’s voices Neighborhood Revitalization works at the grassroots level Habitat MontDelco’s NR program works directly as a part of communities, with program activities taking place across our service area of Montgomery and Delaware Counties. These program activities are meant to be comprehensive and customized to the needs of the community. For example, some communities may have a priority or goal around façade improvement, community clean up or beautification, while other communities may have a need for education and advocacy for affordable housing; still others may have priorities surrounding safety and security. In any case, Habitat has the unique ability to engage community members, stakeholders, and partners across many sectors to develop strategies, mobilize the community around their identified goal(s), and affect change. Habitat MontDelco, through its NR program focuses on historically disinvested neighborhoods and communities including Norristown, and Pottstown - who’ve we have worked for many years. Habitat MontDelco tries to focus efforts in the communities where we are building new homes, rehabilitating vacant distressed homes, and where there is a concentrated need for owner-occupied home repairs. In order for Habitat MontDelco to effectively partner with a community, we look for: An existing community, civic, or neighborhood group able to assist with outreach and implementation of projects and goals. VOLUNTEER Individual Volunteers Want to make a difference in your community? Volunteering with us is flexible, and there is truly something for everyone at Habitat MontDelco! Whether your interests are in new home construction, home repair, or ReStore retail operations, we welcome individuals of all skill levels and backgrounds. SIGN UP TO VOLUNTEER ReStore Our Habitat ReStores are home improvement thrift stores that support our mission by providing valuable funding to our programs. Volunteers may assist with unloading trucks, prepping inventory, pricing, customer support, and other tasks. Become a Core Volunteer Our Core Volunteers are the heart and soul of our volunteer program, as they are regularly onsite to assist with builds or in the ReStore. Construction Construction volunteers make a tangible difference on our build and home repair sites. No construction experience is necessary. Community Service People needing community service hours often look to HFHMDC for the experience. We often see these volunteers long after the time commitment has been satisfied! Group Volunteers Our home construction, rehabs, and repairs are made possible through the labor of our dedicated volunteers working side by side with our homeowner families. Volunteers make a difference with a day’s work and a connection with a family moving towards stability and homeownership. We have plenty of opportunities that match your skill set. Faith-Based Group Volunteers Building with Habitat MontDelco gives people of all faiths an opportunity to create a community of compassion through service, putting faith and love into action. Community and College Groups We welcome community and college groups to volunteer on build sites and in our ReStore. We offer opportunities to "alternative spring breaks" to spend your time volunteering. HS STUDENT OPPORTUNITIES If you have any questions or concerns, please contact our volunteer team at volunteer@habitatmontdelco.org Volunteer FAQ Do I need to have construction skills? No, we do not require previous construction experience — just a willingness to work hard, learn, and be flexible. But if you do have construction experience (like carpentry, electrical, dry-walling, etc), we encourage you to utilize it on site with us! Is there a minimum age for volunteering? All construction volunteers must be at least 16 years of age. Youth ages 16 and 17 are not permitted to use power tools or work more than 10 feet off the ground. They must also volunteer with a supervising adult age 21 or older. ReStore volunteers ages 14-15 may do so with a supervising adult age 21 or older. Age 16+ may volunteer independently at our retail stores. All minors must submit parent signature on our waiver form before volunteering. What will I be doing on the construction site? It all depends on the state of construction of the home we are building. You might be doing demolition, hanging drywall, painting or landscaping. You will be trained for the task of the day by our experienced construction team. We work with small groups to assure everyone has a job to do. The most important thing to bring is your flexibility. Though some tasks may seem less glamorous than others, we assure you that all are equally important to the completion of the home. What is the time commitment for construction volunteers? The day begins at 8:30am ending around 3:30pm. We ask volunteers to arrive promptly at 8:30 to review safety instructions. In order for our projects to be successful, we need volunteers to commit to the entire day. What about cancellations for inclement weather? We build rain or shine as long as there is a roof overhead. If weather is extreme and we need to cancel a build day, we will attempt to contact scheduled volunteers via email or phone. If you are unsure of the status or are uncomfortable traveling in bad weather, our construction site supervisor’s cell phone is available in the emails we send with directions and confirming your participation. Please let us know if you will not be able to participate in your scheduled build day! Our homeowners purchase their homes through affordable monthly mortgage payments. They also invest hundreds of hours of their own labor, known as sweat equity, working alongside volunteers and other homeowners. How much of the Habitat home does the homebuyer pay for? All of it! What interest rate do Habitat homeowners pay on their mortgages? Our homeowners pay zero percent interest on their mortgages. What do you need to qualify for a Habitat home? To qualify for a Habitat home, you need to meet certain income and residency requirements. Visit our programs section on the website to learn more about the specific criteria and application process. How did Jimmy and Rosalynn Carter contribute to Habitat for Humanity? Jimmy and Rosalynn Carter started working with us in 1984. They led a team to New York City to renovate a building for 19 families in need of decent, affordable housing. Jimmy Carter was our first famous volunteer. Does Habitat for Humanity have a religious affiliation? We are a global nonprofit Christian housing organization, but we welcome everyone to join our mission, regardless of their religious beliefs. VETERAN REPAIRS PROGRAM Supporting Our Service Members Veteran Repairs Progam Habitat MontDelco Veteran Repair program is a construction-based resource aimed at identifying and addressing health and safety-related repairs to the homes of qualified families in Montgomery and Delaware Counties. Funding for our Veteran Repair Program comes from various sources such as HUD and the Home Depot Foundation, allowing us to serve the critical repair needs of Active Duty and Veteran households in the community. **Habitat MontDelco’s Programs are not designed to be an emergency or crisis-based resource. If you are experiencing issues within your home, that put you or members of your household in imminent danger please dial 211. How Do I Apply? To get an application, you need to first submit an inquiry to the program. This will add you to our inquiry database, and when we have funding that matches your home's needs, Habitat MontDelco will send you an application. Please note: this program typically has a waiting period. No homeowner will be forwarded an application on the spot. Please also be aware that if your home is currently NOT insured you are not eligible for this program. There are no exceptions to this policy. Only households in our inquiry database will receive applications. The funding for our owner-occupied programs comes from different sources, each with specific rules about how, where, and for whom (such as older adults, veterans, etc.) the funds can be used. How do I Know If I Might Qualify? Another part of deciding if a home qualifies for the program is a home visit to see if Habitat MontDelco can do the needed work. During the visit, we'll need to check important areas of your home. If we can't safely access these areas because of too much clutter or other issues, you might only qualify for outside services or be denied altogether. Each situation is reviewed individually. ***Please note that some homes, dependent on the funding source anticipated, will be subject to additional levels of review and qualification such as lead testing, and environmental review*** To be considered eligible, applicant(s): Be a household with at least one member of veteran or active duty military status as their primary residence. Be willing to provide documentation of Veteran or Active Duty status such as a copy of DD-214 or other form dictated by the funding source. Be willing to partner with Habitat MontDelco by upholding the terms of the agreement with Habitat MontDelco - being responsive and helpful in any way they can. Be willing to agree to a small repayment or property lien (depending on funding source guidelines) Be a Montgomery County or Delaware County homeowner*. *The home must be the primary residence of applicant(s) and applicant(s) must have lived in the home for a minimum of one year before applying, and will continue to live there for a minimum of two years after work is completed. Have a current homeowners’ insurance policy. Have a total gross household income below the levels listed in the chart below. Things to Know To be considered for the Veteran Repair Program, a household must have an active duty or general/honorable discharge vet living in the home as their primary residence. Some funding sources will require priority to be given to veterans with disabilities. **The disability does not have to be service-related. Habitat for Humanity of Montgomery and Delaware Counties, Inc. Owner Occupied Programming is not an emergency or crisis-based program. If you have issues with your home that cause an imminent danger to you or members of your household, please see our additional resources page for more information. Habitat MontDelco strives to serve as many households as possible. For homeowners who received services from our program in 2022 or after, you will need to wait 7 years before applying for more services How Does it All Work? Homeowners must submit an inquiry to receive an application at a time when funding is available. If you have not already done so, please find the link to the inquiry form below. Habitat will notify you by mail, with an application, when applicable funding is available based on your described home repair needs and demographic information as it relates to grant restrictions. HOMEOWNERS will complete the application within the deadline indicated and submit it to Habitat complete with the required documentation, OR contact Habitat for an extension on the application before that deadline. Habitat will review applications, conduct a home visit for those who are pre-qualified, and verify eligibility based on program capabilities and needs of the home. A final determination for program approval will be made. HOMEOWNERS will be notified of a decision on program approval, or denial. If approved, you will receive a list of services Habitat intends to gather estimates for, from program contractors. Contractors will schedule directly with homeowners for this step. Habitat will collect estimates from contractors and determine which services, if any, fall within funding/program capabilities, budget, timeline, etc., and will produce an agreement for services to be provided outlining the scope of work and program conduct expectations. HOMEOWNERS will sign an agreement for conduct and liability, which includes the proposed scope of work for the home, and work will commence in the order in which agreements are received. Habitat will, upon the completion of work, collect completion photos and verifications from both the contractor(s) and homeowner, and close the project out with paperwork documenting what work was completed in the home, as well as warranty information. Habitat MontDelco offers a variety of programs for income-qualified homeowners living in both Montgomery and Delaware Counties. These programs are construction-based resources with a direct focus on addressing health, safety and accessibility concerns within the home. Home Repair Program The general Home Repair program is open to all homeowners who occupy the home for which they would like repairs, have owned that home for at least a year , are income qualified and meet our other program parameters . The program is geared toward addressing health and safety related concerns, including but not limited to: roof replacement and repair, plumbing repairs, electrical repairs, HVAC repairs, replacement of broken doors and windows, drywall repairs, etc. This program is unable to provide upgrades and/or cosmetic improvements. LEARN MORE Delaware County Whole Home Repair Program In July of 2022, The PA Whole Home Repairs bill, (SB-1135), was signed into law, appropriating $125M for use across the state toward the preservation of affordable housing and workforce development initiatives. In August of 2023, Habitat MontDelco was selected as the Whole Home Repair Program (WHRP) administrator on behalf of Delaware County. The program is a construction-based resource, which provides income-qualified homeowners with necessary health, safety, and accessibility-related home repairs, and modifications up to $50k per home. Through this program, Habitat MontDelco aims to stabilize communities, address Delaware County’s aging housing stock, preserve naturally occurring affordable homeownership, and prevent qualifying homeowners from being displaced due to deferred and cost-prohibitive home repair and maintenance. Adaptive Living Initiatives Program Habitat MontDelco’s Adaptive Living Initiatives (ALI) program is a comprehensive accessible home modification resource available across Montgomery and Delaware Counties, PA. It aims to identify and address accessibility adaptations and critical home repairs for qualifying clients . The hallmark of this program is that it employs the expertise of Occupational Therapists (OT’s) who work directly with clients, (and caregivers, if applicable) to determine mobility challenges, goals, and accessible solutions to be addressed by Habitat. The ALI program addresses this need with a heavy focus on improving proficiencies with Activities of Daily Living by reducing falls and improving perceptions of safety and confidence within one’s home.
