About Critical Home Repair

Habitat MontDelco’s Critical Home Repair Program provides low-cost home repairs to residents of Montgomery County. Repairs must address critical needs in a home that threaten health, safety, security and/or accessibility. Habitat MontDelco’s program focuses on serving low-income elderly, disabled, and veteran homeowners who are struggling to maintain their homes. Mountain ViewThrough this program, Habitat MontDelco aims to stabilize communities, address Montgomery and Delaware Counties’ aging housing stock, and prevent low-income homeowners from being displaced. The majority of homeowners receiving repairs through Habitat MontDelco’s program have experienced a life change, such as disability, death, or old age that has left them unable to maintain their homes. Through this program, Habitat MontDelco aims to enable homeowners over 65 to safely and affordably age in place. As of 2012, in the state of Pennsylvania, the average yearly cost of an assisted living facility was $38,100 and the average yearly cost of a nursing home was $104,390. For a fraction of this cost, Habitat Montco can perform critical repairs for homeowners over 65 that will enable them to age safely in their homes for years to come. Through FY 2015, 41% of Habitat’s repairs were for homeowners over 65.

Habitat Montco’s Critical Home Repair Program is not an emergency program.

Once accepted into the program, repairs can take up to one year to be completed. Habitat MontDelco performs repairs with a budget under $15,000. Homeowners pay a portion of the cost of their repair based on a sliding scale. Habitat MontDelco charges the homeowner between 2%-10% of the cost of the project based on his/her income, offering payment plans to stretch larger payments over the course of several months. In FY 2015, the average cost to homeowners was $859. Examples of past repairs include roofs, porches, heaters, electrical, plumbing, grab bars, and wheel chair ramps.

Homeowners are also required to perform “sweat equity” along with make payments. Individualized sweat equity plans are created for each homeowner’s capabilities but typically involves assisting with the repair, spreading awareness of Habitat’s programs, or volunteering in Habitat MontDelco’s office or ReStore. Habitat makes specific accommodations for the disabled and elderly.


To qualify, families must:

  • Be a homeowner in Montgomery County
  • Be unable to afford and/or perform the needed repairs
  • Make between 20%-80% of median income for Montgomery County based on household size (see chart below)
  • Be current on all mortgage and property tax payments
  • Have a current homeowner’s insurance policy
  • Be able to afford a portion of the cost of the repair
